Home renovation is a great way to add value to your home. Perhaps you want to beautify your home. Or maybe you’re trying to make your house more comfortable.

Hiring an architect or contractor is convenient, but it can quickly become an expensive endeavor. In this article, I’m going to share some economical tips with you that I’ve learned in my years of real estate experience gained in the Winchester Virginia area.

In my opinion, the most important part about renovating your house beautifully on a budget is adequate planning. To effectively approach whatever renovation you’re thinking about, here are some pointers on dividing the workload:

Divide Your Plan 

The idea is to apply a strategy of home renovation that segments each area in your house. Without a contractor,  you are in charge so you’ll have to think about this carefully. Assess your requirements, and then renovat accordingly. Write your end goal for each space in the home, and then decide the overall goal.

Budgeting

Since you want to renovate your house economically it is important for you to decide the total expenditure requirements/limit. It is important to remember in budgeting that you cannot overestimate your budget, keep your budget underestimated and then move on to researching for things you need.

If you’d like to renovate your home economically, then prior to beginning work, it’s crucial to allocate a limit on your renovation allowance. I always recommend to keep your budget underestimated from your expenditure limit. This allows some cushion for unexpected expenses. Once you have some hard limits on paper, move on to the next research phase.

Research

The sheer variety of options you have in your renovating process is surprising to most. That ceiling light you saw at the store that was way out of your price ranged can be acquired elsewhere at a lower price. If there’s a style or design you really enjoy, I find it useful to save pictures for a later date to find something similar in another place. It’s important not to rush these things, as the money saved can add up to a lot and add further value elsewhere in your home. Take advantage of online shopping or second-hand shopping locations if that’s suitable for you. You’d be amazed how much further your budget will go utilizing these techniques and hunting down substitutes.

Now on to some of my personal recommendations on specific renovations…

The first thing guests to your house will see is the door. Oftentimes, it isn’t necessary to outright replace or change the door. However, a simple repainting can greatly improve the aesthetic to your liking. Simply painting a door can greatly affect the lighting of your rooms as well. Many interior designers will recommend this simple, yet incredibly effective technique. If it’s a dark room, it’s possible to paint the trim, ceiling, and doors a similar color but 1/2 as light in color. Too much of a single shade can be visually displeasing. Keeping the amount of light in a room on your mind when considering door painting is important.

A black and white palette is more affordable than complex color patterns when you’re on a budget. It also contributes a sophisticated modern look.

Small Rooms can look bigger

One of the most effective way to increase the depth perception of a room in your home is by utilizing mirrors. It’s an inexpensive. timeless technique employed by many interior designers and architects.

Kitchens and Storage

Many clients often bring up the need to have adequate storage. If you’ve lived somewhere long or are down-sizing your home, it is important to be able to de-clutter and maximize your options for storage. Your kitchen may be the perfect place to add some DIY kitchen cabinets. Your mileage will certainly vary depending on your kitchen space. If you already have enough cabinets, then a simple repaint can make a kitchen look brand new.

Floor Renovation

At the end of this list is one of the more expensive ones that are actually not too difficult a DIY project if you have the time to spend. Laying flooring on a budget is a surefire way to increase the value of your home. Make sure you’re well-equipped with the knowledge needed to approach this project, as it can become a headache if proper technique is not followed

While renovating your home can be a daunting task that isn’t for everyone, it certainly can be accomplished for those willing to spend the time researching and exerting some effort.
