A full-service realtor does everything from listing your house on the MLS for the right price to marketing your house and completing negotiations. I am a full-service real estate agent because I don’t just pick and choose which services to provide, I offer the whole package.

Fielding phone calls and appointments, actively utilizing proven current marketing techniques, safely completing crucial paperwork, keeping contracts legally compliant, and negotiating throughout the inspection process are just a few of the tasks I will manage for you.

Smart Advertising

When your listing goes live, it’s important to not only bring people to see your home, but also the RIGHT people. Utilizing multiple platforms such as Google and Facebook, I will create ads that get shown to potential local home buyers and real estate professionals. Facebook’s geotargeting feature allows us to promote your listing’s ad to people within Winchester and surrounding areas. Since Facebook has so much information about users, we are able to show the 3D virtual tour + additional listing information to people who have recently been on any of the major real estate websites, i.e. Realtor.com. With my Google ads, we also show your home to people who have online behavior that demonstrates an interest in homes for sale. These ads not only display your listing to potential buyers, but also other real estate professionals who then alert their clients. As people see this ad on their news feed and are intrigued by the pictures, they will often share the post or tag friends, thereby increasing the number of potential buyers who become aware of the listing. For all of my listings, I commission a 3D virtual home tour that help buyers create an immediate and lasting emotional connection to your property, because they can experience it as if they were really there. As Matterport’s website states, selling a home with a 3D virtual tour can yield a price up to 9% higher than without and 20% faster. For use on social media and on the custom website, I have an elegant walk-through video created for your home. These videos often do more than regular pictures and make your home stand out from the crowd by allowing buyers to get a more personalized feel for your home.
